Epstein acquired a smaller island - Little St James - originally in the late 1990s, but later purchased the more expansive adjacent island in 2016 for approximately $22.5 million.
These photos suggest he had drawn up ambitious plans to build upon the 161-acre island by constructing living quarters, an open-air theater, an office beneath the waves and a pool.
Marked on the drawing is Pillsbury Sound, a waterway in the region, indicated on the lower right-hand corner.
This development map is covered in red pen markings and features a notes section labelling distinct sections of the estate.
